1. About Vibii
Vibii is an online platform helping people discover rooms in shared accommodation and connect with potential flatmates through listings, profiles, lifestyle preferences, compatibility information and messaging.
Vibii is not a landlord, letting agent, property manager, estate agent, tenant, guarantor or party to any accommodation agreement, and does not itself provide accommodation.
2. Eligibility
You must be at least 18 years old and legally able to accept these Terms. Information you provide must be accurate to the best of your knowledge.
Accounts may be created internationally, but during the MVP property listings must relate to UK residential accommodation.
3. Accounts and security
You must use a valid email address, keep your information current and protect your login credentials. Tell us if you believe someone accessed your account without permission.
Multiple accounts must not be used to evade restrictions, impersonate anyone, mislead users, manipulate Fit Scores, circumvent paid features or engage in abuse or fraud.
4. User profiles
You are responsible for your profile and must have permission to use every photograph and item of content you submit. Profiles must not impersonate others, mislead users, contain unlawful or abusive material, or advertise unrelated products or services.
5. Room and property listings
During the MVP, listings are intended for existing tenants or others with proper authority to advertise a room. Landlords, agents and property managers may list only if Vibii expressly permits this.
Each room must have an accurate price and description. You must not publish fake, unavailable, unauthorised or misleading listings, duplicate listings, false prices, or photographs you do not have permission to use. Vibii currently charges no listing fee but may introduce paid features in future.
6. Verification and accuracy
Vibii may investigate or remove suspicious listings, but does not guarantee that a listing, advertiser, property, rent, photograph, availability or proposed tenancy is genuine, lawful, safe or suitable. You must make your own checks before agreeing to anything, paying money or moving in.
7. Location information
Map locations may be based on a postcode and may be approximate or deliberately generalised for privacy and safety. Do not assume a map pin is the precise address.
8. Fit Score and recommendations
Vibii may use lifestyle and accommodation information—such as cleanliness, routines, guests, pets, smoking, budget and household preferences—to provide recommendations and a Fit Score. Factors and methodology may change.
A Fit Score is only a discovery aid. It does not guarantee friendship, compatibility, behaviour, a successful tenancy or satisfaction. A low score does not prove incompatibility. You remain responsible for your own decisions.
Where messaging is available, Vibii does not require a mutual match, subject to product and Premium restrictions.
9. Messaging
Messaging must be used responsibly and lawfully. Do not harass, threaten, spam, scam, request inappropriate information, distribute malware, send abusive or explicit content, discriminate, impersonate others or facilitate illegal activity.
11. User Content
You retain ownership of your content and confirm you own it or have permission to submit it. It must not infringe another person’s intellectual-property or privacy rights, be unlawful or deliberately misleading.
You grant Vibii a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, display and technically modify that content as reasonably necessary to operate, maintain, improve and promote the Platform. Limited retention may continue for backups, legal obligations and disputes.
12–14. Moderation, reporting and prohibited conduct
Vibii may review, restrict or remove content and accounts, limit messaging and cooperate with authorities where appropriate. Reports do not guarantee a particular action or disclosed outcome.
You must not commit fraud, create fake listings, stalk or harass, discriminate unlawfully, expose private information, distribute spam or malware, access systems without permission, manipulate the Platform, evade restrictions, scrape data, facilitate illegal activity or otherwise harm Vibii or its users.
15–17. Accommodation and payments
Any tenancy, licence, subletting or flatmate arrangement is made directly between the relevant parties. Vibii does not review, negotiate, approve or enforce these agreements and does not give legal advice.
You must independently check authority to advertise, property suitability, legality, tenancy terms, rent, deposits, bills, notice periods, house rules, identity, references and right-to-rent requirements.
During the MVP, Vibii does not process rent, deposits or accommodation payments between users. Be extremely cautious when transferring money. Payments for any Vibii Premium service will be governed by the terms displayed at purchase and mandatory consumer rights.
18. Intellectual property
The Vibii name, branding, logos, software, design, interfaces, graphics, scoring methods and Vibii-created material are owned by or licensed to Vibii and protected by applicable intellectual-property laws.
Without written permission, you must not copy Vibii’s branding or design, commercially exploit the Platform, reverse engineer it except where permitted by law, scrape or extract its data, reproduce substantial content, or use Vibii’s proprietary materials or data to create a competing service.
19–20. Privacy and third-party services
Vibii processes personal information in accordance with its Privacy Policy. Depending on available features, this may include identity and contact data, dates of birth, photographs, location and property information, preferences, messages, account, device, IP and usage information.
Vibii may rely on third parties for hosting, authentication, analytics, payments, maps, communications, storage and distribution. Their own terms and policies may apply.
21–22. Suspension, termination and deletion
Vibii may restrict or terminate accounts and remove associated content where it reasonably believes there has been a breach, deception, fraud, safety risk, misuse, evasion or unlawful or harmful behaviour.
You may request account deletion. Some information may be retained where reasonably necessary for law, fraud prevention, security, disputes, accounting, enforcement, backups or technical purposes.
23–24. Availability and changes
Vibii is evolving and is provided without a guarantee of uninterrupted, error-free, secure or indefinite availability or compatibility with every device. Features may be added, changed, suspended or removed, including Fit Scores, messaging, verification, listings and paid features.
25–27. Disclaimers and liability
To the fullest extent permitted by law, Vibii does not guarantee user information, listings, properties, Fit Scores, user behaviour, successful accommodation arrangements or legal compliance. You must make your own enquiries and decisions.
Nothing excludes liability where exclusion would be unlawful. Subject to mandatory law, Vibii is not responsible for losses arising from user interactions, accommodation arrangements, property conditions, misleading listings, direct payments, user information, reliance on Fit Scores, user conduct, events outside its control or third-party interruptions.
To the extent permitted by law, you agree to compensate Vibii for reasonable losses resulting from your breach, unlawful or fraudulent use, User Content, infringement of others’ rights or accommodation dealings, except to the extent caused by Vibii’s own breach or non-transferable liability.
28–29. Safety and discrimination
Verify information independently, view accommodation where possible, meet safely, tell someone you trust, avoid premature payments, protect passwords and report suspicious behaviour. Vibii cannot guarantee another user’s identity, safety or intentions.
You must comply with applicable anti-discrimination law. Vibii may remove discriminatory content or restrict accounts. Users remain responsible for the lawful use of household preferences.
30–32. Changes, governing law and general terms
Vibii may update these Terms and will provide notice of material changes where required. These Terms are governed by the laws of England and Wales, subject to mandatory consumer rights. If one provision is unenforceable, the remainder continues.
Failure to enforce a provision is not a waiver. You may not transfer your rights or obligations without permission except where the law allows. Vibii may transfer its rights and obligations during a sale, restructuring, merger or similar transaction.
